Have you been crying over Section 106 enforcements? Until recently, this law has allowed councils to implement planning charges for small developments of 10 homes or less.  This has been a massive obstacle for those smaller builders wishing to build small housing developments that fit in with the scale of small villages.  The charge was between £15,000 and £145,000 per house!!!  That is shocking and often more expensive than the cost of the build.

However, the Secretary of State has announced changes to stop councils implementing Section 106, allowing the development of 5 homes or less to not be hit with the fee. This is especially great news in rural areas where there is such a demand for housing.

Additionally, there are plans for a £25m loan fund for builders and developers who are building between 5 and 15 homes on a single site.  This is great news!  So, as long as you have planning permission in place you can apply for a loan.  Make sure the work has not been able to be completed due to the economic downturn and your application will get serious consideration.

Obviously the loan will have to be repaid once the development is sold, but this extra money when you need it most, could be vital in making sure you can get ahead of schedule on your project.
