Had a great 3 night stay with friends. Location perfect for getting around Eastbourne. Food very good and staff were fantastic. Room and hotel spotlessly clean. Entertainment ok but could be improved if female host found a sense of humour she came across very blunt and rude at times.

Had a lovely stay at the Burlington the rooms have been upgraded to a decent standard for what you pay shearings have done a 3 day break this time not right as took full day to get here from 9.00am to 5pm then had choice of going to Brighton Sunday or stay in Eastbourne couldn't face journey hour each way after yesterday then leave 9.30 in morning this trip is too far for 3 days
Mark snow resident entertainer had been off for sometime and his first night back was while we are here he has a wonderful personality and a lovely voice continue to get well mark after all you are what makes the burlington

We stayed at the Burlington in Eastbourne 25-29 September 2017. Having holidayed with Shearings many times before we knew what to expect from the hotel. The hotel was clean and tidy and the staff very friendly but unfortunately the one thing that let the hotel down was the service in the restaurant in the evenings. I can understand the difficulties in having well trained waiting staff but service was very erratic even though they were very polite they didn’t seem to have a workable system, which resulted in long waits and we were even served two main meals in succession on one occasion. On speaking to other guests who have stayed here before, this is a relatively new problem so hopefully it will be resolved soon. Overall though, our room

My hysband and i spent 4 nights at the Burlintgon this month.It was justvwhat we wanted right on the sea front opposite the pier.It was all the older generatiin staying their so was lively no nousy children.We had bed breakfast and evening meal all the food was lovely and a good choice in the evening meal.Three courses every night.The evening entertainment was pretty good.Our room was a good size and the bathroom was great my only probkem being i couldnt climb in the bat due to bad legs but we now know we could have requested a shoer only room.In places thd hotel looked a bit tired but looks as if uts in the process of being done up.Everywhere was kept nice and clean.The staff were all polite and helpful.If yiu want a quiet hotel on the sea front id definately reccommend The Burlington.

First time in a shearing s coach break.we used this to visit family in Brighton while there.was a bit apprehensive after reading some comments on TripAdvisor but can honestly say we were very surprised how good everything was.room was excellent as was the food and service.would definitely recommend it.The only let down for us was the change of iteneray for the trip to Brighton by shearing s from the Sunday to the Saturday which meant us having to get to Brighton by local transport which took nearly two hours each way.This had nothing to do with the hotel though and would definitely stay here again.

We were warned about the tired nature of the hotel in advance and so weren't surprised when we arrived. The hotel is tired throughout and in need of a complete overhaul, however, our room was bright, pleasant and clean although the shower could do with a little more oomph! The main criticism for us was the lack of lifts given the age demographic and also the poor service in the restaurant which was due to the lack of staff and not down to the individuals who clearly worked very hard and tried their best.
We were very pleased with the helpfulness of the staff throughout our stay and couldn't fault them individually in any way. So come on Bay Hotels, support your staff with extra resources and find a paint brush, you have a good product but you're letting yourselves down.
We very much appreciated the location of the hotel just opposite the pier with good walks along the prom and also into town, parking was good and access to public transport also good with buses just across the road. There are many things to do and places to see in the area and would recommend Eastbourne as a good destination.

Hotel well situated close to the pier where buses frequently went to Hastings and Brighton. Hotel a short stroll from the town centre. Good walks along the promenade, or up the hill to Beachy Head. The pier is also home to the Victorian tea rooms.

Only down side was the long waiting time in the restaurant at the hotel.

The room we got was very clean with a new bathroom...bed linen was also very clean...
meals could have been better but not too bad,,,do not agree with the elderly and infirm walking around the dinning room with hot or cold plates of food (+ DRINK ) especially with a walking aid....on our second day we changed our room as the window + curtains was full of pigeon poo...it was not cleaned up as promised..

Our third Shearing;s trip this year took us to Eastbourne. First impression of hotel was looks rather shabby and dirty compared to some of the other hotels near by. The same went for parts of the interior which looked as though it had not seen a paint brush for some time. The 2 lifts were very small, and many times it was quicker to use the stairs. The restaurant looked nice, but very crowded and noisy at meal times. We were very fortunate to have a table in a smaller room at the far end of the restaurant, and also our own breakfast buffet set up.
We always have a sea view room if available, as in this case. The room was very spacious, Plenty of storage for clothes. Bathroom was small but ok. Our main problem as with everyone else, there was no air conditioning. Even though the radiators were off, the rooms were extremely hot. We had to sleep on top of the duvet, and also keep the windows open for air, but as it was the Bank Holiday weekend, the weather was superb which made it very noisy at night both with the people walking up and down late, and also the traffic which passed right outside the hotel.
The menu was standard as at most Shearing Hotels, but we enjoyed what we had. We did not attend any of the entertainment, but sitting in the lounge and in ear shot, I was not impressed. Have heard a lot better.
All the staff were very friendly. Our waitress was really good, and our room was kept neat and clean.
As far as Eastbourne went, we thoroughly enjoyed our stay. A nice walk along the front with beautiful flower displays, A lovely pier and a large open air band stand where there is entertainment every evening. From the hotel it is just a short walk to the town, with 2 Wetherspoons !!!!!
We would go back, but not yet as we still have other Shearing's trips to try.

On the 4th of September 2017,my wife and I set out on a 5 day coach tour to Eastbourne with Shearings..We were booked in at the Bay Burlington Hotel on a half board basis.,unfortunately found the hotel to be in need of some TLC.We were on the third floor in room number 302 ,the bathroom was located down a flight of steps which I found difficult to negotiate due to my knee problems .The facilities in the bathroom were in dire need of refurbishment,the wash basin was badly cracked and the shower screen leaked onto the floort ,this was reported at reception but the problem was not solved.even though a new seal was applied.The food improved as the week went on,but the tea was atrocious throughout our stay,why is it served out of flasks.The included trips were good and the coach driver was well informed and good company.Eastbourne itself is a pleasant resort and we enjoyed it ,shame about the hotel.Feel sorry for the staff

Very nice comfortable hotel directly opposite seafront and pier. Rooms very clean, probably recently decorated, comfortable beds, housekeeping every morning. Stayed half board and food was excellent, several choices for each course and service was quick and friendly, breakfast was buffet style full english. Reception had plenty seating with areas looking over seafront it was very clean and comfortable. Only downside was lifts very small and being a very hot weekend rooms very stuffy. Overall lovely hotel lovely staff

We've stayed at The Burlington on 2 previous occasions, last year with an upgraded room and the first in 2015 where we had an awful room. Well, would you believe it?......... we didn't pay for the upgrade this time and we got exactly the same room as the first time. With our room key in hand walking along the narrow corridor, a feeling of dread rising, we entered the room and......obviously complaining last time had done the trick as the issues raised had pretty much been rectified although a toilet roll holder a few inches from the floor under the basin still seems impractical and the ancient tv belongs in a museum but ok if you only watch BBC1 because the other channels are so snowy that they hurt your eyes to watch.
As usual all the staff were brilliant and it was nice to see some of the same faces.
We thoroughly enjoyed all our meals (except one lot of very hard 'boiled' potatoes) and was pleased to see the fish and chips were still served in their special way (don't want to spoil it for anybody who hasn't been). The breakfast chef must have their work cut out keeping everything topped up but they did and it was all hot and fresh, self service breakfast was one of the best things Bay hotels started because you can have exactly what you want. The waiting staff are lovely but still a bit overstretched, we waited so long to be served one night that we ended up calling first the supervisor then the restaurant manager, Moses over as everybody around us was being served but we felt invisible, close to 45 minutes to get our starter. As lovely as the restaurant staff are, i would recommend that some should have a uniform check before service starts, they're not all as smart as they should be especially working with food and compared with other Bay hotels.
We don't usually listen to much of the entertainment anyway but the lady who was covering for Mark was awful. It was great to see that fans were in use in the lounge, a welcome addition. We had also requested by email, a fan for our room which had been put in their before we arrived, thank-you. It was also an improvement removing that awful carpet from the walls of the 'cupboard' lift.
It is nice to know that reviews are actually read by the management and that things are slowly improved.
At the end of the day, we will probably be back for a 4th time :)

1st room was a bit grim on top floor at back of hotel, asked to be moved and got a lovely room on 1st floor, spotlessly clean and room service daily. Breakfast was tasty and plentiful but evening meals were a lacking taste and veg overcooked, also 2 nights halfway through service times food had run out. Our waiter Thomas from Czech Republic was fantastic, only been there 3 weeks but very professional and helpful. Not bad for a short break but wouldn't want to stay longer

Been going to this hotel as a self drive with shearing for quite a few years now and have had no complaints, but this visit wasn't as good we had to wait half an hour for out sweet no brown rolls no horseradish sauce had to keep asking for more water to drink. When we first started to come here the rolls were on the table, there was a jug of water on the tables, why can't you go back to that way?

The Burlington Hotel is one of the Best Hotel's for Sea Views good meals lovely walks in Good weather and all in all a very good choice for familes couples coach holidays etc will try and visit this hotel again

The hotel was booked via a 'Shearings' holiday advertisement. It is sited on the seafront's Grand Parade, close to the Pier, and overlooks well tended gardens, that separate it from the sea and promenade. However it is also separated by a busy road. The hotel was converted from a terrace of large houses built between 1851 and 1855, with an architectural character stylistically from a period 30 years earlier. It is listed by Historic England as Grade ll*. It is an extremely busy hotel that mainly seems to cater for 'Shearings' coach parties that tend to overwhelm its two small lifts, but its ample reception rooms and restaurants seemed to cope well with the periodic crowds. I chose to travel from my home in Beckenham to the hotel by train and taxis, not by coach, so cannot comment on this service by 'Shearings'. The coaches however did provide an excellent and enjoyable, service to several attractive historic and scenic places. The only real complaints I have, apart from the inadequate lifts, is that the bedroom floors creaked annoyingly, especially during the night, and the decor is rather tired. Apart from that the food and services were good and the staff efficient and friendly. There was also evening entertainment, especially bingo, that many of the other guests greatly enjoyed. Taken altogether with the great sea-front location, sea- view bedroom, close proximity to the Town Centre, and general charms of Eastbourne, it was an enjoyable place to stay and good value for money!

We stayed at the Burlington Hotel as part of an 8-day Shearing’s Holiday to Historic Houses of Sussex and Kent (05/08 – 12/08/2017). We found the location of the hotel excellent being on the seafront, near the pier and close to the shops. Our sea view room (216) allowed us to benefit to the full from the seafront location; the room was very spacious as was the bathroom and the bed was very comfortable. Being an older hotel there were a few creaks from floorboards but nothing too serious. The noise from the traffic didn’t really worry us.
We found the food and service at breakfast excellent and the food at the evening meal excellent and the drinks being served in the coffee lounge afterwards worked very well. We have stayed at many Shearing’s hotels over the years but the service in the restaurant at the evening meal was the worst we have encountered. We had five different waiters during the week, including Moses, the headwaiter and none of them was able to cope with the ludicrous system that was being slavishly employed. Too much time was wasted bringing menus, bringing water, bringing rolls and bringing spoons, it was pitiful to watch.
Menus and cutlery, including spoons, should be on the table to start with, water should be on the table to start with although smaller jugs would be necessary because of the size of the tables either that or have some system of self-service for water. Waiters would have a set number of tables allocated to them, preferably as close together as possible. A waiter would then bring rolls to the first say 3 to 4 tables offering brown or white and then take the orders for starter and main meal for those tables then bring the starters, he would then take the rolls to the next 3 to 4 tables, take their orders and then bring the starters, he would then take rolls to the next 3 to 4 tables, take their orders and bring the starters. When everybody had the starter, he would clear the starter plates away for the first tables he served and bring the main meals. The waiter would then continue onto his other tables to serve main meals and when everybody had the main meals return to the first tables served to take orders for the sweet and clear the table in readiness for bringing them. Waiters could carry their note pads at all times and not have to waste time going back for them, and would not go back into the kitchen empty handed. Obviously, things don’t work out so straightforwardly new people coming into the restaurant on the waiters allocated tables would be served with roll and starter as soon as was convenient.
We have been served using this method numerous times and the service has always been better than at the Burlington. One person in the restaurant on an adjacent table said that they had stayed at the Burlington in the past and the service was much better then.
We do agree with some other reviewers that some of the hotel carpets are a bit worn and some of the paintwork is scuffed and the lifts are a bit antiquated and the television in the room was a bit last century but none of these things really spoiled our enjoyment of the holiday.

We have been to this hotel numerous times, disappointed this time!! We were on an 8 day shearings holiday, arrived on Saturday got keys and up to our room, no complaints at all about that, we had upgraded before arrival. The dining room experience has changed dramatically since January, which was our last visit. The food has seen a massive move in quality, and not in a good way! Very disappointed in all of it! The breakfast was always good in the past it is passable now, but your chef cannot cook scrambled eggs they are not scrambled at all!, Evening meals some were barely acceptable, from the meat and the vegetables. The lack of serving staff didn't help either.The evening entertainment has changed too, we know Mark is recovering from surgery at the moment, speedy recovery Mark, you are sorely missed! The replacement that you have covering for Mark is well! I don't know what to say!, she is hopeless, no way has she any idea how to engage with people in the hotel, on three occasions the whole place was cleared long before ten o' clock particularly the nights she was the main entertainment, on other nights she was packed up and had left before ten thirty! That kind of thing has never happened in our previous visits, She cannot engage with what people expect in your hotel and lots of return guests like us commented on this. Mark is a big personality to replace we know that, but truthfully she hasn't got a clue. Disappointed this holiday but will try once again in January to see if there are any improvements.

Travelled with Shearings for a Monday to Friday break. James our driver had a lovely manner about him and was very professional and knowledgeable.
All the staff were very friendly and helpful from housekeeping to bar staff.
Rooms were very comfortable and very clean.
Food was good for breakfast and the evening meal and it worked well that you had the same table throughout your stay. Tomas our waiter for the week was very nice and worked extremely hard.
Overall a very good stay, only negative is that there are only two lifts but only one which can take a wheelchair so there was a bit of a wait at busy times.

We stayed for a weekend break, we had rooms on 3rd floor at the back of the hotel, the rooms were decent enough and had basic amenities, it was clean and tidy, the rooms overlooked the private carpark, it was however noisy most nights into the early hours so would recommend upgrading if you can.

The hotel itself is dated and need of updating, the lifts were small and had seen better days and really not sufficient enough to accommodate the type of people that they cater too which is the elderly, lets not beat around the bush, the hotel has a large influx of elderly customers, some wheel chair bound and at busy times it was a nightmare trying to get up and down to the rooms.

Included in the hotel deal is breakfast and evening meals, this took place in a large dining room with several rooms, you get your own allocated number, the breakfast starts at 8-9 and was a self service buffet service, there was a varied choice of a English breakfast, cereals, toasts and juices etc, the food was decent and filling.

The evening meal took place between 6-7, this time you ordered your food based on whatever was on the menu, it has three courses of starter, main and dessert, the food was edible and plenty of choice, you was provided with water and bread rolls as well.

We was lucky to been in a smaller and quieter dining room and was served by a nice waiter called David through out our stay, who was polite and very accommodating.

The hotel has a main bar and a cafe, the biggest expense will probably be the drinks, it wasn't cheap and the bar doesn't open to later in the evening so if you wanted a drink before you have to order in the cafe and they go to the bar and bringing it to you which seems to be double to work, the cafe served tea/coffee and other beverages and also served lunch such as sandwiches and other meals, we paid for lunch and it was again edible, tea and coffee was free after the evening meal, the bar staff was pleasant and nice.

The hotel had plenty of seating area, it the lounge, bar and cafe and its comfortable enough, however the dining room seats was not.

The hotel had one big problem and that was heat and lack of air conditioning, it was very warm and hot mostly at dinner time, they did have fans in the lobby area but none in the dining room, I would recommend taking your own fan for your room.

The hotel is ideally situation its close to the seafront, pier and shops so great if you don't want to walk to far, their is plenty too do, the hotel has its own private carpark round the corner, it was always packed and was £6 a day, we never bothered moving it in the end until we left.

The entertainment was lacking they had bingo all the nights we was there so wasn't very appealing.

Overall we had a pleasant experience and will probably visit again.

we booked through Shearings and we upgraded to sea view rooms , the rooms were quite roomy with a small table and chairs , the rooms were very warm and clean ,on the down side the bathroom we had was quite compact .the breakfast was a buffet with the usual fare there were further options as a supplement the evening meal was 3 courses and there was about 3 different choices for each one the staff were friendly and helpful and very busy

Stayed in room 226. We agree with the previous reviewer regarding this room it was okay but the bathroom was quite shabby and the T.V was ancient. However, we still had a good stay and the room was very clean and the tea tray was topped up generously each day. The meals in the restaurant were excellent. All of the staff we came in contact with were very nice including the restaurant staff, cleaners, reception and of course all the Shearing's drivers especially the witty, charming and knowledgeable Kevin.
All in all a good stay and in our opinion Shearings as ever represents good value for money.

Yes the Hotel could do with some TLC but that doesn't effect your stay

The bedding & towels are lovely & white so why moan!!!!!
All in all a lovely & enjoyable stay & we will definitely be back
But please don't re-book the Singer we had on the Friday cos he was rubbish instead let the guy who did the Saturday do both nights because he was brilliant :-) :-) ;-)

Arrived at the Burlington Eastbourne the Manager Christine and Mary checked in very quick had nice corner seaview Twin room on 3rd Floor the Food was good breakfast self service buffet good selection Dinner was served by Heather who was fantastic she deserves a mention tried to rebook but hotel full July and August will return

Man on reception very helpful, changed our room from a twin with a bath, to a double with a shower. Rooms tired looking and need updating, bed very hard so didn't sleep well. Breakfast fine, dinner at night was ok but not a lot of choices, staff quick and friendly.
