Great price & location, nice friendly staff, parking only 6.00 for stay. Reception and bar area are really nice and spacious, and nice bar/ restaurant overlooking seafront. Bed comfy, plenty of tea coffee milk etc in room. Good hairdryer, lovely white towels and bedding. Got back to Hotel at 11.05, on Friday evening, after coming back from a family party, thought we would have a drink in the bar, but it was closed, which we did not expect, . If it was midweek maybe, but not at 11.00pm on a Friday evening. This was disappointing, we thought it would be open till midnight..stairwells are really shabby. Room was very basic, but adequate for what we paid, windows are really bad and in need of repair. Curtains are shabby, the shower was terrible, hardly any water pressure and it took so long for water to get warm Bath is extremely high to step out of.
Went to breakfast at 9.00am, no bread, eggs, beans or hash browns left and only a couple of rashers of bacon, I had a drink waiting for it to be refilled, but had to actually bring it so someone's attention and ask for this to be replaced.. This ahould really be checked regularly.

Good standard and attentive to detail The spacious nature of the hotel and the room facing the sea. Great!

The staff were attentive to personal details and handled questions and queries well. The food for breakfast and dinner was good and presented well.
The hotel could do with a lick of paint. The lifts were dated even though they worked well.

Excellent hotel and facilities, Well worth the money. All the staff were fantastic and the hotel is well worth a book of your looking to stay in Eastbourne. They also cater for your pets and give them a very warm welcome. Food was amazing and freshly made.

I booked a standard room for me and my husband but when we got there the room was very disappointing with one window quite high up that you cannot look outside and it was right at the back. There was also a big gap between the bed and the headboard as it was where their plugs were! So I asked to be transferred to a room with seaview with an extra £50. The room where we transferred was amazing with seaview, very clean, spacious and comfy. The whole hotel was old and needs renovating but they are doing their best to keep it clean. Breakfast was a standard buffet, on our first morning the staff were lovely but on our second morning there was one female staff who would only choose who to greet, not friendly at all to people like us, coloured people. The young lady at the reception was brilliant though, very friendly and warm(you should employ more people like her). She went the extra mile by letting me choose between 2 rooms where I want to be transferred to. She’s amazing!

Overall excellent I would definitely recommend this hotel to any traveler. Everything was fantastic

It’s a budget hotel in an absolute prime location.
Been here a few times now and the staff are all just great and most helpful.
You get what you pay for and personally I feel it’s GREAT value for money.
So for all those that wish to complain- The Grand Hotel is just 500m away and 10x times the price!!
That I couldn’t stay longer because it’s fully booked which is no surprise at all.
But I will say that it’s a great shame to all the restaurants round the corner with the roadworks taking so long- but please DO NOT let this put you off staying at The Burlington.

location, location, location location. probably the best spot in town. right on the front next to the pier. friendly staff and comfortable bar, looking out towards the pier. The bed was too small. Apparently rooms with bigger beds are available. Next time we will try for 1 of them.

Great one night stay, will book again. We upgraded to a Superior Sea View room on the first floor, large windows with a gorgeous view of the sea and the pier. Lovely big room and comfy bed, carpet a little tired but overall the room felt clean.

We have stayed several times and had a good experience. In fact we are staying this week for a couple of nights, the staff are friendly, the rooms are clean, especially where it matters, clean sheets and clean bathrooms. The decor is fine in a lot of rooms, taking into account the age of the hotel, we think it is full of Victorian character and charm.

We booked not realising the Football would turn out on 'our' weekend away but was pleasantly surprised that all games we're shown in the Seaview bar - staff were all spot on service too.
Reception greeted and accommodated us with any request we had e.g. extra towels, coffee, late check out also :)
First time having breakfast here and we cannot complain at all - buffet style fry up with sausage, scrambled egg , beans, tomatoes, hash browns, bacon, bread or toast, continental style buffet also and plenty of drink choices too. All very flavoursome !
Our room was wonderful, 3 tall Bay windows with a sea view, fully stocked tea and coffee with biscuits and bottled water. Clean throughout and nice simple bathroom too.
This hotel is a grade II listed building and it has some wonderful old features and character throughout, with that you should expect some creaky floor boards and some dated furnishings such as the carpet but really not the worst we've seen and for the price we were very happy with our room and spaces we used.
There was entertainment on both Friday and Saturday over the weekend in the ballroom with a bar which we enjoyed in the evenings. The sea view bar has food available from 12-8 which is really good and affordable too.
Only thing I personally found a nuisance was that the ladies loos are downstairs in the damp basement and my knees struggled using the stairs with my health condition - the staff explained the old toilets were damaged in the fire next door and that this will hopefully be sorted soon ?
But not the end of the world, I managed.
Would advise disabled toilet on ground floor 👍
Update * we have since been back and had a wonderful stay - as above. Highly recommend a sea view room !

Fantastic location next to the pier we had a sea view room.
Walking distance from the shops had a relaxing visit.
The staff are very helpful.
The guest were also very friendly
It’s a grade listed building but needs a renovation carpets had marks on the skirting especially in the bathroom was horrible. The glass on the shower door needed refreshing.

The Burlington is an old hotel in need of some renovation.
Staff are great, breakfast is good. Location is very good, and even has some parking available.
Prices reflect this, I believe.

We stayed in a sea view room on third floor which we requested. View was stunning. Room large and decorated in greys. Furniture looking a bit tired. Twin bed bases didn't match, hole in duvet cover,edging strip missing from wardrobe edge , bathroom was walk in shower and could be beautiful but unfortunately cleaning left a lot to be desired with mould on tiles, dirty plug fitment and very slow draining shower water, bundle of someone's hair and dust in corner. Having said that, you get what you pay for and the view and size of room made up for shortfall in cleanliness and it was good value for money

Could have been so much better with more care over the room decor. Breakfast was very good. The old and lovely large room with a sea view was furnished to an extremely low standard. Less than IKEA. The floor creaked unbearably under the carpet. The toilet was positioned in the large hotel front window!! Unacceptable!! The bathroom sink was really old and discolored, the soap had worn a hole in the side of it! What could have been wonderful was spoiled by shere rubbish in decoration and updating.
