Staff, location, staff, breakfast, staff, bed.
As per many reviews, yes, it's a tired, worn out building and on those grounds it deserves its 3 star rating. But it takes more than a building to make for a great stay. There was a such a comfortable vibe here and the staff were so friendly and accommodating.
The only thing I would pick up on is cleanliness. Its a big property and only 3 star so things will be missed but the basic standards are not being met in the rooms and public spaces. Improve on this and you get a 10/10.

Loved it, superb value for money, a great winter break destination We were upgraded to a superior sea view room, and was the largest hotel room we've stayed in. There was no bath, but large shower. The Hotel really is excellent value for money and the staff couldn't do enough for you. The bathroom didn't have a bath but that was the only downside.

Perfectly happy with what I received for £35/night. Great breakfast, better than the Cavendish. Room was 'tired'. Curtain in room 442 was not properly hung. Paintwork slap dash, bath panel broken, but what can they do on £35/night so I do not criticise. The cost of labour in particular and materials in general plus water, gas and electricity allow little room for maintenance and renewals so I do not criticise. I have run a business of my own and realise that these things eat up most of one's income. Staff invariably polite and helpful. At £35/night I think this hotel is fine. Its location is perfect for the pier and seafront, Terminus Road and the carpark. Carpets will soon need replacing. Does the hotel have a rolling programme of redecoration and renewals? The ground floor facilities were fine and Christmas decorations were of a high standard and well underway.

Good apart from the problems with the room. Food, staff, dining room, everything was fine, except for our room. Our room should not have been let - one of the staff agreed with me.
The extractor fan was broken and let out a terrible noise, like an alar, every time the bathroom ligth was put on.
The handyman thought he had fixed it, but no - we had to spend the night without a light in the bathroom.
Then during the night here was a storm and masses of water fell from the gutter directly outside our window - I thought at first it was coming into the room!
The next day the handyman tried again, but we had to spend a secondnight without a light in the bathroom, otherwise we would have had the noise of the extractor fan.
The Manager did offer us a different room, but I had spent ages packing in the morning, then unpacking and didn't want to have to do all that again. We had extra luggage with us as we were going to a funeral. We didn't realise the bathroom light would again be an issue on the second night.
As I say, no-one should have been given this room. It was not fit for purpose.

Great location but needs updating Location is perfectly placed to explore Eastbourne The rooms need additional work to improve them, first room was not great but reception quickly moved to another room. Breakfast was basic and limited choice

Amazing hotel in an amazing location for amazing value. Lovely communal areas good interior design. Nicely decorated for Christmas. Staff friendly and helpful. Clearly had an up grade on my room as it was huge and had a sea view which I didn’t ask for or pay for. Can’t rate this hotel more highly. Nothing

Eastbourne 2 We got a free upgrade to a room with a sea view as it was an early birthday surprise for my partner! The room was lovely and very big. The location was a short walk to the town. The Pier was opposite and the bus stop to Hastings (no.99 bus) was on the same side to the left of the hotel...takes 1 hour and 20 minutes, they run approx every 20 minutes...we'll worth going, especially love The Old Town. Also the bus stops at Sovereign Habour, was lovely to see all the boats. which has an Asda, Boots, Matalan, B&M, Next. We actually walked along the beach to the harbour which took about 1.5 hours then got the bus back to the hotel, the stop is passed Asda on the same side.
They have entertainment Tues, Thursday & Saturdays.
The staff were very nice, the breakfast was £10 each...self service...well worth the money.
£10 per night for our dog.
Drinks reasonably priced...£4.90 for a pint of Sam Maguel.
We ate in the bar from the All Day Menu and it was not very nice....pizza was the worst we have ever had..it cost £12.95 for the large meat feast...was very bread and so much tomato puree and hardly any meat. Would not eat from the bar menu again.
The car park costs £6.00 per day which is behind the hotel.
We stayed in a different hotel the previous year and didn't have to pay for parking and it was on the same road.

Have stayed twice now at the Burlington hotel it is clean and guest areas nice and warm lots of areas to sit and have a Location value for money easy parking behind hotel £6.00 per day Bedroom needs some decoration
our room 427 bathroom is not suitable for gusts who find it difficult to climb in and out of bath for a shower shower head not high enough with low water pressure room has no double glazing so very noisy from road .
