Great stay, staff were so helpful and nothing was too much bother. Excellent location, right next to the pier Sadly the lifts were out of order but they called up the day before to let us know and offered us options.

Staff were brilliant. The room had a pull down airer in the bathroom which is a very good idea for damp clothes.good value for money.

Great hotel with friendly staff We love coming here. It has a great position close to the pier, beach and town. Staff are always friendly. Lift was broken on this visit

Because of lift issues our stay was not ideal. The breakfast was good. Both lifts were out of order and our room was the 3rd floor which was extrdmely difficult as we are both in our late seventies with mobility issues. If the lift issue had been flagged on the website then I would have gone elsewhere.

Room was lovely. Comfy bed and lovely towels. Reception staff were very helpful. All in all it was a lovely stay. The only thing that let it down was there were no lifts operating. I was on the 3rd floor so way too many stairs to climb. I'm too old for stairs climbing.

Starting with the positives... the reception staff were very friendly and the location of the hotel is prime on Eastbourne seafront with a short walk into the Town Centre. The hotel has its own parking behind the hotel for £6 a night and there was almost always a space available. Otherwise there was free street parking from 6pm-8am on neighbouring streets. The hotel has its own bars, restaurants and ballroom.

I stayed for 5 nights total. Owing to the age of the building I didn't expect air conditioning but I did expect a fan or similar in the room (especially after learning some rooms did have fans), these were the hottest May nights on record and there was 1 window to open for ventilation. I booked based off the photos of the rooms online... mine didn't look like those and was in desperate need of modernisation. There is no soundproofing so you hear people on the street, in the adjoining rooms and in the corridors. During my 5 night stay my room wasn't serviced despite asking... so no fresh towels, bin overflowing etc. The lift was also broken for the duration of my stay, which for me is less an issue as I am younger... but I heard many elderly guests complaining as the negotiated 3 or 4 flights of stairs.

The takeaway is to be mindful that this is a budget hotel and you may get the renovated rooms and full service... but you might not.

Perfect location, beautiful Victorian building on the promenade, excellent value for money. The location was fantastic, offering sea views from certain rooms, including mine. My room was spacious and well-equipped with an iron, hairdryer, and coffee machine. The bed was very comfortable. The night receptionist kindly searched for a coffee capsule so I could use the coffee machine in the morning. I received exactly what I expected and even more. I would love to spend a month there. I highly recommend it to everyone. Unfortunately, the elevator was out of order during my three-night stay, particularly on the hot days. It was uncomfortable, but such things happen.

Grade II* Listed Beauty! The staff were very friendly upon arrival, and throughout my stay. The room and facilities were lovely and clean.

The price for the hotel room was reasonable and affordable. And the scenery was beautiful since the beach was only a stone's throw away! :)
My only complaint that I have is that the main door is always kept open, even when no staff are manning the front desk.

The paint was peeling off the windowsills in both the room and on suite bathroom, and the wall fittings e.g. TV, lights, plug sockets and toilet were all rather wonky and seem to have been not put together correctly. And the lift is very rickety, and only has space for 3 people at a time.

The position of the hotel was fantastic. The staff were courteous and helpful. The breakfast was of a high standard. The only downside was that the large lift was out of service and the small lift was not adequate for people with a disability. We enjoyed our stay apart from the lift and ut was oid value for tge money charged. The lift being out of order

Basic room, a bit dated but value for money and the receptionist was lovely. The location is excellent Both lifts had broken down, in extremely hot weather it wasn't easy to carry my case upstairs, I was just glad I was on the 2nd floor not on the 4th. I am in my 70's.so felt sorry for even older guests

Perfect location. Absolutely amazing staff, all very friendly. Incredibly dog friendly, after a few hours everyone knew my dog's name & everyone wanted to make a fuss of her.
Very comfortable room, spacious & bright. Shower worked perfectly as soon as you turn the hot water up enough! Previous reviews say its not warm enough, my partner thought the same then realised that he hadn't turned the hot up fully
Really lovely 2 night break, far exceeded my expectations.
The parking is a huge bonus when arriving on a busy bank holiday weekend. Great old building with loads of character. Very reasonable price for what we got. Extremely happy, will definitely be returning .
Lifts both out of order which wasn't a massive issue for us, but aware that some people on the 4th floor were struggling.
Parts of the building are slightly tired, but it's a huge old building....the cost to refurbish would be immense & personally would rather it was kept as it is & the price stays reasonable

Excellent position at the pier and in the heart of all the seaside action Excellent position at the pier and in the heart of the seaside action. Wonderful bar with excellent service. I peaceful night' sleep. Good television. Great wi-fi. A bath tub! We didn't use the restaurant but it looked clean and tidy. The place is, of course, past it's best and requires a deep clean, and the lifts didn't work (we were on the third floor). But, overall, we enjoyed our stay and we'd happily book The Burlington again Could be a lot cleaner. The lifts ought to be in working order.

Travelling with a 90 year old who uses a walker. Stayed 22nd - 26th May.
Girst day was told the lifts were out of action but should be fixed soon.
Was the third and fourth floors.
Moved 90 yr old to 1st floor after 1 day but still had to try and get upstairs with the walker.
Ladies toilets are on the lower ground level.
Spoilt the holiday with the stress of no lift.
Sarah, the bar and restaurant staff were great, trying to accomodate.
But with no lifts working the whole time we would not use again.

Late check out Seafront view. I also purchased late checkout until 1 p.m. The hotel staff, in a hurry, woke me up three times that morning. It was annoying; I had treated this stay as a relaxing one, but I felt like the staff were forcing me to leave early.
