I own a letting agency in Eastbourne, Get A Room Online Ltd, covering a large part of the South East of England. We specialise in room rentals or as we like to call it in the industry, HMO’s (House of Multiple Occupation).

HMO’s used to have really bad press - slum landlords and low standard of living is quite often what people think of when they hear this term. Over the past few years, as the demand has risen for room rentals due to high living costs, so has the standard of living. We offer beautiful boutique style rooms that are furnished to an exceptional standard...almost fit for a Queen.

There are many strategies in property that could bring you huge success. For me personally, I love what HMO’s have to offer (granted it is not for everyone).
The return on your investment is fantastic, however; The average price of a room in Eastbourne, for example, is £465-£500 per calendar month (bills included).

Let’s say you have a 2 bedroom house with 2 living rooms in the town centre. If you rent this house to a family, you would be looking to achieve £800 per calendar month (this will vary depending on several factors). Now let’s imagine that you turn the lounge and dining room into bedrooms, this makes 4 bedrooms.

Taking the average price for a room (£465-£500) x 4 bedrooms, that’s £1860 - £2000 per calendar month rather than the £800 you would have received for letting as a single unit.

I know which figure I would rather see in my bank account each month!
