HM Construction, experts in Timber Framed Construction give us an insight into their latest eco driven barn conversion on the Somerset Levels.
Phil dropped into conversation the other day with thebestof Taunton & Bridgwater how he was getting on with a big steel barn conversion on the Somerset Levels. We were talking about how ecological and economical choices informed our needs in this current energy crisis and how to mitigate huge bills for energy consumption in historic or listed buildings. In this case an existing barn being converted into two houses on the Levels, where there is the associated risk of flooding too.
Firstly this project was architect driven, where the client had already found HM Construction on Instagram (@hmconstructionchard), liked and admired their work and wanted to meet them. Phil and the clients got on really well from the first instance and Phil says this is hugely important for both client and construction team. The process can take over your life and may take a year or more out of it, so it’s vital that you have a really good relationship. All of the team at HM Construction have excellent customer service skills alongside their construction skills, they aim to have a close and informative relationship with you throughout the process.
The clients have chosen to use air source heat pumps for generating the heat needed within their home. A very efficient and economical way to warm the house as most of the energy needed to convert to heat is harvested from the environment and not the national grid. The heat pumps are nearly maintenance free too, and last on average up to 25 years, much longer than an average boiler. They can be used in under floor heating systems too, are virtually silent in operation and don’t need annual servicing. These were sourced through Southern Renewables from a recommendation from Phil.
The most unusual feature of this house though says Phil, is the ‘Escape Room’ built into the second floor. The Barn is situated in an area that is associated with seasonal flooding due to being on the Somerset Levels, a fact that the owner wanted to think carefully about. Their solution was to design a room that could be ‘escaped’ from if the water levels rose as they have done in the past. They have built in a custom window/door that can be accessed by boat or helicopter should the need arise! Allowing the occupants to leave safely if necessary. Another example of the considerate construction that HM Construction practice on every job, large or small. Understanding the clients needs, big or small, is the key to success. This house is scheduled to be ready for its new owners for Christmas, and all the team at HM Construction look forward to handing it over in time for the festive season.
