14 tips to save maintenance costs on your rental property in Telford

As a landlord it is essential that you take time to stay on top of routine property maintenance to save yourself a lot of time and money.

It doesn’t take long for little problems to become even bigger ones, so we have found some great tips to help:

  • Encourage tenants to wipe their feet by putting a hard treading mat by the front door.
  • Paint an outdoor step black, a white painted step will need regular touching up
  • Laminate floor in the living room will last longer than carpet
  • Tile kitchen and bathroom floors as your tenant may tear vinyl when they take out their own furniture and white goods.
  • Add tiles instead of skirting boards and you’ll never have to touch them up again
  • A UPVC ceiling in the kitchen and bathroom will help prevent condensation build up.
  • Tile your bath panel instead of fitting a plastic one as a plastic one will crack over time and will always need cleaning between tenants.
  • When fitting an extractor fan ensure it comes on with the light.  This takes away the responsibility of the tenant.
  • Solid wooden internal doors will last longer than an egg boxed door.
  • Keep gutters free from leaves and debris. This will ensure water doesn’t back up and overflow which could lead to water penetration.
  • Check windows and doors for gaps and seal them properly. This will prevent water intrusion and serious damage.  It will also keep the heat in.
  • Routinely inspect the trees for dead limbs or limbs that are hanging down.
  • If there is a wood burning fire, have the chimney swept annually.

Landlords are responsible for ensuring their property is safe, energy efficient and well maintained – make sure you look after yours.

PS - and remember that Landlords are required by law to install working smoke and carbon monoxide alarms in their properties.
