The deal marks the first tenant agreement for VGP's inaugural UK development.

VGP is an owner, manager and developer of high-quality logistics and industrial real estate.

Operating across multiple European markets, the business develops sustainable industrial and logistics facilities in strategically important locations, supporting occupiers across the logistics, manufacturing and commercial sectors.

Games Workshop is a UK-headquartered tabletop miniature wargames company and the creator of the globally recognised Warhammer brand.

The Nottingham-based business designs, manufactures and sells fantasy miniatures and related products to customers around the world.

The agreement sees Games Workshop take 250,000 sq ft at Unit 3 of the 835,000 sq ft VGP Park East Midlands development in Leicestershire.

The Freeths team was led by Real Estate partners Paul Lloyd and Heather Davies.

Paul Lloyd (pictured) said: “This is a significant milestone for VGP as it continues to grow its presence in the UK market.

Securing games workshop as the first occupier at VGP Park East Midlands is a strong endorsement of the quality of the development and its strategic location within one of the UK's key logistics hubs.

We were pleased to work alongside VGP on this important transaction, drawing on expertise from across our real estate, planning, construction, finance and tax teams to help bring the deal to a successful conclusion.”

Jonny Allen, UK country manager at VGP, added: “This transaction represents an important step in the growth of our UK business, and we are grateful to the Freeths team for their support throughout the process.

“Their commercial approach, responsiveness and ability to draw on expertise from across multiple disciplines helped ensure the transaction progressed smoothly and efficiently.

We valued their guidance at every stage and look forward to continuing to work together as we expand our presence in the UK market.”
