Shepherd Commercial has completed the letting of 1277 Stratford Road, Hall Green, to MOT provider and vehicle technicians Redline UK, marking the company’s latest phase of growth in the city.

The 1,840 sq ft property, a former Halfords Auto Centre, attracted strong interest for a range of uses, with 17 viewings taking place in a single day.

Redline UK, which has two other sites in Birmingham, secured the site as the highest bidder among a range of prospective occupiers, reflecting the continued demand for light industrial premises across Birmingham.

Located on the A34 Stratford Road, one of Birmingham’s busiest arterial roads, the site benefits from around 28,000 vehicles passing daily.

Nadeem Muhammed, who owns Redline UK, said: “We’re incredibly excited to be expanding to our third site in Birmingham.

“Stratford Road represents an ideal location for our next stage of growth, so we’re pleased to have secured it, especially given the level of competition.”

Kaine Arkinson, Managing Director at Solihull and Birmingham based Shepherd Commercial, said the Hall Green location provides exceptional visibility to potential customers, as well as convenient access.

“This was a highly competitive letting, driven by the site’s prominent roadside position and the demand for quality space in this part of Birmingham,” he said.

“Redline UK’s successful bid reflects both the strength of their business and the continued appetite for well-positioned light industrial premises.”

In addition to handling the letting, Shepherd Commercial also prepared the schedule of dilapidations for the property and secured an undisclosed cash settlement to update the site prior to marketing, which helped secure a speedy transaction.

Shepherd Commercial added that it is currently experiencing significant demand for industrial and trade accommodation across Birmingham and the wider West Midlands.

“We have extensive requirements for industrial and trade units across the region, but availability remains limited due to demand,” said Kaine.

“Well-located properties like this one continue to attract strong competition, particularly from expanding regional operators, so it’s great to see Redline snap up this opportunity as part of their growth strategy.”
