A Telford law firm is offering a helping hand to local business owners with the launch of two free guides outlining the dos and don’ts of taking on a commercial property lease.

With a string of incentives set to be introduced to kick-start enterprise across the county, such as Telford and Wrekin Council’s plans to offer business rate discounts of up to £55,000 a year, PCB Solicitors has put together a series of top tips available to download from its www.pcbsolicitors.co.uk website.

 The first factsheet – The Commercial Tenants’ Guide to Leases: New Premises – covers a series of handy hints that business owners should take into account before taking on the lease of new premises, such as whether a long-term lease is the most appropriate option or not, the importance of including a break-clause as a safety net, and also the need to take into account any obligations built into the lease that would require the renter to maintain and even repair a property.

Also available for download is a second document – The Commercial Tenants’ Guide to Leases: Existing Premises – offering a valuable insight for business owners that already rent a commercial property. The guide gives an easy to understand overview of a tenant's legal rights, and also includes advice on subjects such as subletting, signing over the lease to another business, exercising a break-clause, and actually terminating a lease.
