All letting agents will provide an inventory service for their Landlords but beware because there can be legal problems if the inventory is actually carried out by the letting agent.

If the letting agent actually conducts the inventory themselves, on the behalf of a landlord, rather than using a third party (independent inventory service) and a deposit dispute goes to court, the agent’s inventory could be deemed by the court to be biased in favour of the Landlord and possibly refused. At Martin & Co. (Hinckley) we do not take that chance and always instruct an independent inventory service to carry out the inventory on our behalf for the Landlord.

The other benefit that comes from using an independent inventory professional is the quality and detail of the inventory provided. This can make it so much easier to provide evidence to substantiate any potential claim for damage against the deposit. It also provides the tenant with the reassurance that any existing damage is clearly and independently recorded for future reference.

Potential future legislation is moving the lettings industry in this direction but currently not all letting agents have taken on board the quality of service benefits of using independent inventory services.
