Management of a block property covers a lot of areas.

The Look – Letting and Selling:

When you visit a block of flats or units – the individual properties may be wonderful inside – but it is the communal areas which give the first image.

Are they dirty – poorly decorated – dimly lit – lift not working.

A bad impression in the communal areas gives a bad impression of the whole building. It could be the reason why you have difficulty letting or selling the units.

The Maintenance of the Building:

An onerous task but it has to be done. Better keep up with on-going maintenance than suddenly find major and costly works are needed.

By undertaking on-going maintenance you are aware of possible future issues and can plan ahead from both the financial and time aspects.

The Existing Occupants:

Liaising with existing occupants can be time consuming. Understanding and being aware of what is a ‘communal’ issue as opposed to an individual units problems can sometimes be blurred.  ‘Is the water leak into my property from the unit above or from the roof?’.

With many different individuals in one building – there can often be disputes as to what should be done and what needs to be done. And of course – who should pay.

Through service charges and sinking funds you are showing the occupants how their monies are spent – and what may be needed for the future.
