A good value hotel in an excellent seafront location within easy walking distance of the town centre, shops and restaurants. The building is old and a little dated but has plenty of charm, with quirky lifts and very friendly reception staff.

Our clean twin room had a lovely sea view and all the essentials, although some of the electrics looked a little outdated. We didn’t receive housekeeping during our stay and had to request fresh towels.

The room was extremely hot due to the heating being set high, and although staff kindly provided a fan, it wasn’t possible to adjust the temperature in the room. Opening the window also proved tricky after a pigeon flew in on the first morning. There was also an unpleasant cannabis smell on our floor during part of the stay.

Breakfast offered a good self-service selection, including a full English, though dining room service varied depending on staff.

Overall, despite being a little dated and having a few quirks, the hotel is clean, affordable and well located, making it a solid budget-friendly choice. 🌊🏨

Don’t believe all the negativity on here about the Burlington. Yes, it’s old. Yes, it needs extensive refurbishment. But our room - a superior sea view twin - was spacious, well equipped and clean. The breakfast at £10 was excellent value. Overall, a good option and 4/5 stars.

Room cleanliness needed improvement, mould, dust, old hairs, stains on carpet. Staff on reception were great, knowledgeable and very friendly. We did not have breakfast or drink in the bar

Although the staff were friendly and courteous the hotel itself is run down. It’s obvious that improvements have been attempted. But in a half hearted attempt. Paintwork peeling off work work, one bedside table renewed but not the other, mouldy silicone in the shower, heating not sufficient even with an extra plug in electric heater.

Room was on the back side of the hotel on the 4th floor. It was an adequate size and warm. The beds had no duvet or blankets on them, but there were some old looking blankets in a wardrobe in the room.
The bathroom was clean.
Staff were friendly and helpful.

Starting with the positives... the reception staff were very friendly and the location of the hotel is prime on Eastbourne seafront with a short walk into the Town Centre. The hotel has its own parking behind the hotel for £6 a night and there was almost always a space available. Otherwise there was free street parking from 6pm-8am on neighbouring streets. The hotel has its own bars, restaurants and ballroom.

I stayed for 5 nights total. Owing to the age of the building I didn't expect air conditioning but I did expect a fan or similar in the room (especially after learning some rooms did have fans), these were the hottest May nights on record and there was 1 window to open for ventilation. I booked based off the photos of the rooms online... mine didn't look like those and was in desperate need of modernisation. There is no soundproofing so you hear people on the street, in the adjoining rooms and in the corridors. During my 5 night stay my room wasn't serviced despite asking... so no fresh towels, bin overflowing etc. The lift was also broken for the duration of my stay, which for me is less an issue as I am younger... but I heard many elderly guests complaining as the negotiated 3 or 4 flights of stairs.

The takeaway is to be mindful that this is a budget hotel and you may get the renovated rooms and full service... but you might not.

bedroom needs a good clean the bedroom let our stay down windows in such a state suffering with a really stiff neck with the draught wardrobe not clean the shower needs areally good clean .But couldnt fault staff or food.

Lovely hotel right on the seafront, looks a bit dated from the outside but is grade 2 listed so cannot change much, staff are friendly and helpful and beds are comfy.

Staff are welcoming, friendly and very helpful. The meals are great value for money. The drinks served in the bars are reasonable. The rooms are clean and comfortable, they need a little updating, it doesn't have a negative impact on the overall experience.
