Location. Great value for money. knew in advance about the decor and was happy it was clean and the staff professional and friendly. Good size room for a single. Shame it hasn't had more investment considering its location on the seafront, it's stuck in the 70's and 80's re decor.

Great location , near all the amenities. Friendly staff ,comfortable room. We only stayed one night , did not have breakfast . The room was comfortable , not much of a view ,Bathroom was a good size. The entertainment in the bar was good, friendly Bar staff.

Enjoyable break, good restaurants, benefit more if you travel by train - leave the car at home. We were upgraded to a sea view which was large offering coffee machine as well as tea making. Evening entertainment was unexpected but good.
Dog friendly.
On-site parking - cheap for location.
Excellent position just opposite the beach and next to shops/restaurants.
Overall good value for a short break.
Twin balcony but dirty with bird poo. Two large windows were held up by a block of wood (and heavy) whilst the bathroom window was fixed.
Car parking is a major issue with the car park full upon arrival. Later parked there overnight for £6.00 which when you see that most on-road parking is £4.90 per hour was a bargain. Small spaces if you have a big car!
On-site toilets by the rear entrance were dirty with empty loo rolls on the floor.
Quite tired looking but a big hotel and I expect expensive to maintain - shame.

It was a great location. Staff were lovely and helpful. The prawn and mango cocktail and the cherry pie were lovely. The hotel entrance was lovely and gave the right appearance, but when you went further into rooms and dining hall, it was all very tired and tatty. The breakfast setup was very basic. The Sunday evening meal wasn't great, starter was deep fried brie, which was so overcooked, it shattered when pushing a fork in and the brie was hard and rubbery. The main meal was salmon and prawn pasta. The pasta was quite hard and undercooked. The salmon was cut into cubes and was also very hard, and the sauce tasted like they had poured cream in with not much flavour. Because of this, we didn't bother going to breakfast before we left for home.

Great receptionists the first two days, but poor food and service were dissapointing The receptionists who were working during the mornings and early afternoons on our first two days were absolutely amazing. They were always smiling, very friendly, and incredibly helpful. Unfortunately, I don’t remember their names, but they left a fantastic first impression. They assisted us several times with our queries and did so with a positive, cheerful attitude. These are the kind of people who make a real difference in a guest’s experience. On the contrary, the afternoon receptionist we encountered later was quite different. There was a woman with tattoos who didn’t give off a good first impression, was very serious, and never smiled. She seemed visibly unhappy in her role, which created a much more negative energy. Additionally, we had issues with the maintenance guy who came to fix our shower. He was dismissive of our concerns and insisted on his own opinion, which made us feel uncomfortable.

The breakfasts were very poor with limited food options, and there wasn’t even a coffee machine. At dinner, there was a strange rule enforced by one staff member, who said we had to sit in the same spot throughout our stay, as if we were in school. This rule seemed unknown to her colleagues, causing confusion when we sat elsewhere, and we were not served for over 10 minutes. The overall restaurant system was not enjoyable, and the food was basic and lacking in variety. Even with half-board, no drinks except water were included at dinner, which was unexpected and disappointing.

Our first room was a disappointment — it was dirty, old, and made a bad impression. The shower was either extremely hot or cold, with no easy way to adjust it. The view was also unpleasant, facing a broken car park and general dirt, which further affected our experience. However, after requesting a change, we were moved to a beautiful, modern room with a sea view by the same helpful receptionists from our first two days. This upgrade made the last two days of our stay much more enjoyable!

I'll definately choose the Burlington on my next visit to Eastbourne. Great staff and amazing views My room was terrific, with sea views and a bathroom with a bath instead of the usual shower. I had the luxury of looking out to sea while having a bath. The room was a good size and felt like a little flat.
