We found this Shearing Hotel good value for money at just £99 for a 5 day stay in February on half board, this included the coach trip from the North of England to Eastbourne and back, plus 2 day trips out to Brighten and Bexhill.
The dining room was large and well laid out and the waitress service was admirable. The food was good and plentiful with lots of choice. The bedroom furniture and carpets were a little tired but the beds were comfortable, the heating in the room worked well as did the shower etc in the bathroom.
There was nothing to complain about the whole of the holiday and I would go again and would recommend it to a friend.
Having read other reviews of the Burlington Hotel I totally disagree with the ones which rubbished everything about this Hotel

Arrived on 25thFeb for three nights. Having read some previous reports I was a bit pessimistic as to what to expect. We were given a room on the second floor. OK it needed a bittarting up but the room was clean the beds were clean and comfortable and the heating worked. Bathroom was a bit dated but served its purpose. Tea/coffee making in room. Pleasantly surprised with Dining Room. Very spacious, comfortable and Waiter Service which is quite something nowadays. The choice o f food for Dinner and Breakfast was excellent. Entertainment was acceptable. Free Bar on Saturday was a very pleasant surprise. For £99 for 3 nights including Coach . Meals etc. I was very pleased. Will go again later in year.

My wife and i ,spent 4 nights at this hotel 28th feb-4th march on a shearings coach tour. we paid a little extra for a sea view , and were rewarded with a rather nice room on the 4th floor overlooking the pier . it was particularly nice listening to the waves lashing in whilst in bed. Bed very comfortable and room service very good. Dining room quite smart, and food and waiter service excellent. We were surprised on one evening, that Bobby Bennett. ,who used to be on tele a lot at was the cabaret artist . Much enjoyed. First visit to eastbourne ,and found it avery nice resort . we went to see seventies band 10cc at the congress theatre on the wednesday evening .Brilliant show which added to our enjoyment.. NO COMPLAINTS at all about this hotel and cannot understand the negative reviews.

Before you accept the room you are given, check it over thoroughly. Listen for noises, such as air-con which can go on through the night. Check the windows for draught proofing as they could make the room very cold in the winter. The room we were given had both of these faults and it really did spoil our stay there.
We didn't find out about the noisy air con until the second night and by then we were all settled in and had no wish to change rooms. People who did change their rooms were allocated ones on higher floors which would not have suited us as we asked for a low floor and were given one.
The window draughts became apparrent on our second night too. Being very windy, the gaps in the old style Crittall windows really let the cold in. Inside the toilet it became freezing cold but we were able to close it off whilst we slept. However, when we needed to use the toilet in the middle of the night, it was necessary to put a coat on whilst we were using it. The draft coming through that rear window was so bad that we had to stuff the spare blanket across it to block it off. This inconvenience though, worked well for us during the day, as we were able to use the toilet as a cold store to keep our wine chilled.
The problem we couldn't shut out was the noisy air con. I suffer fom tinatus so I don't mind a little noise, my wife however does not, and the constant whirring kept her awake.
the shower was rubbish as was the window view and I could go on and on about trifling things but I will end the complaints here.
Downstairs was a much different . The dining room was superb as was the service from our French waiter Damien. Food was good and so was the beer although I found a pub around the corner where I could get a pint of Pilsener for £1.45 and a glass of wine £2.95 for a good sized glass.
The lounges were very comfortable and had lovely views of the gardens and the pier.
In all it wasn't a bad hotel, perhaps I had a bad room and that happens sometimes, It's the luck of the draw. Oh by the way, our room number is 101 and the name of the pub is the 'Duke of Devonshire', just 5 minutes walk from the hotel.

we had a great week ( mon-fri ) with shearings . stayed in room 406 . clean and tidy , well serviced each day . radiators worked too well had to keep turning them off as it was too hot . we paid extra for a seaview - well worth it . the meals in the restaurant were excellent and our waiter Bruno was great . the drinks in the bar seemed a bit dear - we were charged different prices for the same drinks on 3 different nights. all the staff very cheerful and happy to help . Decor - the ground floor of the hotel was fine but as you went up to the rooms it got very tired looking . I'm sure if they got out a few tins of paint it would be a great improvement . BUT this didn't stop us from having a great week . i did enquire about the premier rooms but they only come with a double four poster bed - which i'm sure cuts out 50% of the clientele from booking them - whats wrong with twin beds in a premier room? ANYWAY had a great time looking forward to visiting again.

After reading some of the reviews about this hotel we were pleasantly surprised. No trouble parking car at the rear of the hotel. The back of the hotel looks a bit run down, but we had upgraded to a sea view room. Arrived just as a Shearings coach was unloading but the reception staff were very quick at dealing with the rush. We stayed for 4 days in room 313, this was clean and well serviced. It could do with a newer wardrobe and wider bed. Dont forget to take your own shower gel, they do not supply any. Service in the restaurant is very good, as was the food. If you want a drink with your meal get one at the bar before you go in the restaurant, there were only two wine waiters that we could see, and they never saw us. We did find that it was too warm in the public areas. The hotel is right on the sea front and next to the pier and only a 5min walk to the main shopping area.

despite some negative reports about this hotel my wife and i found it excellent value for money ,clean and tidy room adequate facilities in room(why would you moan about not having sky and freeview on the tv we dont stay at hotels to watch the tv)There is a lovely choice of meals and we found the food really nice with lovely portions and a choice of a glass of red or white wine with the evening meal. The staff work hard and are very pleasant, there is various entertainment in the evenings with bingo quizes and dance music with an act on some nights. Its right opposite the seafront and a couple of minutes walk from the main shops The free bar from 19.30 till22.30 is staffed very well and the queue goes down very quick even when its longer than at other times. So all in all a really nice place to stay

I had a lovely stay here over the Royal Wedding weekend. My room at the back was very quiet and the bed extremely comfortable. There was bingo, a quiz and entertainment on two nights, the singer Alister Wilmott was very good. On the first night the wine waiter didn't arrive until we had our desserts so we took another Tripadvisor's advice and ordered wine from the bar on subsequent evenings. Would definitely go back.
