With over a third of households in the UK now being rented, we have put together a list of top tips for finding that perfect house to rent in Walsall.

Whether you are a first time renter or looking to change your living situation renting can become a time consuming process, with so many properties and landlords around it can be hard to find that perfect home for you.

This why we have put together some top tips to make this process a little easier.

1. Know Your Budget

Before you start looking for a rental or even an area you need to know how much you can afford to pay each month. There's no point in finding an amazing home to rent if you can't afford to stay there. It is usually recommended that no more than 30% wages should be used to pay for your rent, keeping in mind utilities, commuting and grocery expenses.

2. Choose Your type of Rental

An obvious choice but when looking for a rental property you need to consider what type of rental you require. This can vary from apartments, flats, single family homes, and town homes. Your choice will clearly depend on how big of a place you are looking for in addition to how long of a lease term you are after.

3. Confirm the Features You are Looking For

When you begin your rental search put together a list or brainstorm a number of features that you are looking for in your new home. From simple bedroom and bathroom numbers to nice-to-have features such as patio, balcony, full bathroom or just shower etc.

4. Map Your Day

It sounds weird but mapping out your day to day life will help you to determine the perfect neighbourhood or area for your new home. By cross referencing geographic locations you go to on a daily or weekly basis such as your work, food shopping, leisure activities, friends/family etc you will be able to see the best area to reach all these locations with ease.

Also if you bike or use public transport, mapping can also help you find the best routes for you to travel to work or in general.

Hopefully these tips have helped you to organise your rental search easier and get a head start on finding the perfect home for you.
