The blog, Landlord Basics reported that the demand amongst potential tenants for properties to rent in the more posh parts of London has been rising.

So for current and potential buy to let investors, it is wise to look for a property in the capital that meets the demands of the upmarket tenant.  Such a tenant will yield the best returns with rental rates matching the high profile of the home.

With the demand for rental property reaching new heights, many landlords are even taking sealed bids for their rented properties because of the level of interest being shown.  Gazumping, once the scourge of the buyer, has even infiltrated the rental market.  Find out more about rental gazumping by clicking here.

What type of properties are popular?

High specification properties, often new build developments are appealing to top shelf tenants.  Added incentives such as integrated appliances, car parking facilities, concierges and even on-site gyms are appealing to this type of tenant.

What areas are popular?

Those areas that have good transport connections to Central London, like Ealing have long been dependable areas to invest in.  However, there has been increased demand for rental properties in the Mayfair and Marylebone areas, particularly for rented properties and new developments.

Northfields Estates, saw this trend on the horizon and opened a new branch in Paddington.  After opening its doors in February the Paddington branch has had a steady stream of exactly this type of high-end rental property available to prospective tenants.

For those that have buy to let property investments in London, and those that are looking to invest in London property, this will come as good news, as it means that there will be no shortage of tenants who are willing to pay top price to be able to rent a home in the more upmarket parts of the city.

If you are looking for investment opportunities, investing in new developments in London while the demand for rented property is so high could mean that such upmarket properties are the perfect way to increase the return on your investment.

Even if you already own or would prefer to buy an older property, refurbishing the property to a very high specification, incorporating elements like integrated appliances could mean that you still benefit from this type of tenant demand.
