Normally when you mention the words ‘home improvement’ and the first accompanying thought is often ‘expense’. It does not have to be that way, though, as there are several savvy strategies you can adopt that make a big impact without an equally big price tag.

Keep It Impersonal – But Not Too Much

If you are thinking of decorating or getting someone in to do it for you the temptation is to go with your own taste and choose colours you personally like. Whilst a little bit of individuality is a good thing, you don’t want to make too much of a statement when you’re hoping to sell your property.

Buyers often come fully equipped with their own ideas about their ideal home, so showing them a mostly blank canvas on which they can paint their own lifestyle helps them more easily see the space as their own.

Knowing Your Buyer

As our lives change, we adapt our homes accordingly, but the adaptations might not be the best when it comes to selling. if necessary, change rooms back to show their original intended use.

Think about the area and what people are likely to be wanting....for example if you are in the catchment area of a good school the liklihood is a family will want to buy your home. So think about the rooms that are going to be most popular for a family.

Simple Inexpensive Upgrades

Choosing improvements is often a balancing act between saving money and making a faster sale. Relatively inexpensive kitchen upgrades which make a big impact include renewing the work surfaces, refacing kitchen cabinetry and upgrading sinks and plumbing fixtures.

In bathrooms, instead of replacing all the tiles, just renew the grouting. It’ll look like new at a fraction of the cost.

Whatever home improvements you decide to go for, do them as much for yourself as for any potential buyer and you’ll create a winning situation for everyone.
