We have had lots of maintenance issues with our house and Zest have not resolved any of them in the time that we have being living here. Firstly our fridge has an icebox with a broken door (noted on the inventory done before we moved in) and this was causing the fridge to cool down which then made the back of the fridge freeze up. The fridge has been pretty much unusable for over 3months as it freezes all of the food inside it - our milk which we keep in the door shelf has ice crystals in. Zest firstly tried to argue that we broke the icebox door and have since being telling us to turn the fridge temperature down - even though we have been continuously telling them that there is no temperature dial either inside the fridge or icebox. We have to defrost the fridge often as the fridge door has previously been jammed open by ice. There is a mouldy old freezer in the garage which Zest asked us to clean out and use instead of the fridge. They have been giving us empty promises about sending us a new fridge but refuse to give any indication of when this will be. They also claim that they are having trouble contacting the landlord which is why after 3+ months we still have no fridge. There are 3 velux windows in the upstairs bedroom which overlook the bed. Zest are refusing to put blinds there even though for 3months they have been promising that they are getting them sorted now so that they won't be a problem in the summer. They say this is because they are priorotising our maintenance issues - even though none have been resolved yet. Zest just make lots of empty promises and don't actually solve any problems that you have with you house. We will never use them again.

As I am sure you realise, it is the job of the agent effectively to manage the relationship between tenant, landlord and inevitably this can mean that we have to find a balance between opposing viewpoints. We always try to do this well but once in a while we have a problem that is beyond our control.
In most cases, we will agree with the landlord in advance the value of minor maintenance issues that can be resolved without specific consent, however when the solution to a problem has a cost in excess of this value, we are obliged to consult with the landlord before taking action. Landlords vary in the speed and nature of their response, often seeking multiple quotes to minimise their cost and/or utilise specific preferred suppliers. Unfortunately this can affect the level of service we provide which in this case has had an adverse effect on you. Because we recognise that, changes have been made both by Zest and by the landlord in terms of the use of specific contractors and the way certain issues are dealt with.
In respect of the blinds for the Velux skylight windows, although we were instructed by your landlord to obtain quotations for supply and fitting, unfortunately despite our best efforts we have not received an instruction to arrange installation. Because this is an unbudgeted cost for an additional item rather than a repair or replacement of something existing such as the fridge, approval to incur the cost is at the discretion of the landlord. A further consideration will be given to your request for blinds by your landlord in the New Year and we will continue to do everything we can to bring some influence to expedite this but please understand that it is outside of our remit to take action without the landlord's consent.
We understand that a new fridge has now been supplied and can assure you that you will experience a much improved service going forward.

My daughter has rented a place with Zest for the past months and unfortunately had a list of items that need repairing. This list has included a broken bath which has cut a flatmate, a fridge that does not work, out of date fire fighting equipment, broken washing machine, bedroom with no curtains etc.
Zest have had 3 months to fix these things and have done nothing. My daughter has continually spoken to them in person, emailed them and phoned them and still nothing gets done. I pay a lot of money and think that this is appalling.

I like the fact that they are not pushy. They have a wonderful staff who are all very likeable which makes the job much friendlier than I expected. I am in a student let and zest took over being letting agent from our previous agency. We had numerous problems with the previous agent, however since transferring to zest a couple of months ago, we have had new fire alarms, windows fixed, boiler fixed, bathroom re tiled, guttering fixed, oven fixed, wall repainted, locks on doors, new hoover, new sockets put in and the garden has been completely turned around.
