Anyone who’s walked down Upper Street will find it impossible not to notice the sheer amount of Estate Agents there are. If fact I’d say that Islington has more Estates Agents per square meter than people! So that leaves the question how do you decide which ones are good and which ones to avoid.

 

There are a lot of very good estate agents in the area but there are also a few that you need steer well clear of. If fact I had a recent run in with a well know brand in the area when sorting out a flat for a relation who was moving to Islington from abroad. I won’t name them here but it made me think how do you decide which estate agent to use and what questions should you ask them. So I thought I’d put together a little list of questions and some advice for those of you who are moving and need some help with picking the right Estate Agent in Islington.

 

Before you start the first thing to consider is what you actually need and what services you want. For example do you want them to manage the whole selling process? Would you like a one stop shop that would include financial advice, conveyancing etc.

With fees do you want a sole agent who’ll charge between 1% and 2% or multiple agents who’ll charge between 1.5% and 2.5%.

Also you don’t even have to use an estate agent but there are some good reason why they exist. You’ll get an accurate market price, they’ll market the property widely and they’ll have a database of potential buyers that they can access immediately.

 

If you are going to use an estate agent in Islington what questions should you be looking to ask?

  • What other properties in the area are they selling are they similar to yours and what price have they sold at?
  • What is the general time span it takes them to sell a property?
  • Do they belong to the Property Ombudsman or Ombudsman Services in case of a problem?
  • How are they going to market your property?
  • Also don’t be afraid to chat to staff to get a feel for the type of agent they are.
