When you have an ageing boiler, the prospect of finding yourself without heat or water should not be left to chance. So as the colder months approach how can you protect the warmth in your home – and avoid unexpected bills?
1st Advanced Maintenance Services specialises in boiler installation, servicing and repair. Proprietor Richard Mellor and his team have over 25 years experience and a wealth of knowledge about heating systems past and present.
Straight to the point – but always with a sense of humour – Richard puts to rest a few boiler myths and offers some very practical advice to our readers.
Do boilers over 10 years old need replacing?
“Not necessarily. Reputable brands such as Vaillant or Worcester Bosch should last you at least 15 years. Even older models of boilers can continue functioning quite well, albeit not efficiently.
"What's most important is that you keep your boiler serviced annually so any potential problems can be spotted early.”

How efficient are new boilers?
"A new boiler will run on a minimum of 90% efficiency. They deliver the heat quicker, saving gas, energy – and you money. An older boiler will run on just 60% efficiency."
2 IMPORTANT facts when choosing a new boiler
Are service maintenance contracts worth the money?
“In my honest opinion – no," says Richard. "If you have a decent make of boiler that has been professionally installed, the likelihood of any repairs within the first 10 years is minimal.
"An annual service costs around £100 – compare that with the difference a service contract will cost, you are most likely going to end up out of pocket.
"As a local firm, we get to know our clients and their heating systems. We are very experienced working with most makes of boiler and in an emergency will act quickly and efficiently.
"All our clients receive reminders for servicing. Keeping your home warm and dry is our GUARANTEE – at an affordable and honest price."
