In recent years legislature has made property letting far more complicated. These changes mean that most properties now require an AST (Assured Shorthold Tenancy Agreement) – and with this go more responsibilities for the landlord

Appliance Checks

There is a legal requirement in the UK that gas installations at a rented property must be checked annually by a Gas Safe engineer. The team can arrange this for you – and advise of any resultant repairs needed. 

Maintenance & Cleaning

During most tenancies – things break – it’s as simple as that. Maybe an appliance – maybe a water leak. The tenant needs a contact to report this to and who can then arrange the necessary repairs. Its is usual for the previous tenants to undertake an end of tenancy clean – but they may ask the landlord to arrange this for them – also there are times during a long void – or after maintenance works when a clean is again needed – just pick up the phone and call the team. 


As with check-ins – an inventory to confirm the condition of contents and decoration at the end of a tenancy – showing you the landlord to determine if you feel any ‘damage’ – over and above wear and tear - has been caused during the tenancy. 

My Property Is Not Rented - But It's Empty
