A 12-year-old girl has become an estate agent after her parents decided to use her school project to help them sell their house.

Rebecca Clark's report told the story of her parents 16th Century Quaker cottage, how it had been built and what it had been used for historically.

Now the project, which the young Ms Clark finished when she was just seven, is being used to give prospective buyers an insight into the history of the home.

Karen Trudgill, from local estate agents Fine and Country, said: "It gave us a unique insight into the cottage's fascinating history."

Information from Ms Clark's schoolwork is being included in information pamphlets being distributed to people interested in the cottage in Drinkstone, Suffolk.

Mr and Mrs Clark's property is valued at £495,000 and is listed with a number of local estate agents in the Drinkstone area.
