We are a locally based company  in the Newry and Mourne area which  provides professional property management services on a personalised basis. 

We cater for small to medium sized developments in both Northern and Southern Ireland.  We specialise in estate management only, and as such can concentrate all of our energies on the care of your home.

Our staff have over 7 years experience in property management and can deliver a first class service to developers and property owners, from conception to handover, to after care and management.

We work with loyal and trustworthy maintenance contractors to ensure you a friendly and reliable service.

It is our belief that communication is the basis for a successful relationship and therefore we will always consult with clients regarding all building and maintenance issues.

Quarterly Accounts are produced for the efficient management of every development, thus ensuring that owners are kept informed of any major building or maintenance issues as well as receiving advance notification of any future service charges.  We also produce reports on how their service charge fees have been used throughout the year.

SERVICES PROVIDED ..

1. One to one personal contact with clients dealing with their day to day enquiries and resolving any concerns they may have
2. Control of expenditure for each development, thus ensuring efficency and accountablity.
3. Establish regulations for the benefit of the building and its residents
4. Procure building insurance cover for all apartment blocks and common areas
5. Ensure appropriate standards of repair, cleanliness and decoration in all common areas such as stairwells, windows, doors, lifts, car parks and garden, including payment of all invoices for these services
6. Procure maintenance contracts for common plant and equipment such as access control systems and lifts
7. Regular Property Inspections
8. Undertake pest control maintenance
9. Preparation of Service Charge budget
10. Collections of Services Charges and the organisation of a contingency fund
11. Pursue any Service Charge arrears
12. Liaison with Companies Registrar, Inland Revenue, Local Authorities and Utility Services
13. Full accounting services including liaison with Auditors if required
14. Quarterly Financial Reports (including access for Shareholders to all documentation pertaining to these reports)
15. Organise and hold an AGM
