The fully managed option includes the following:
- We will visit you at your property and give you a rental valuation. This rental value will be realistic and without obligation.
- We will market your property in the local press, on rightmove.co.uk & our own website plus in our office which is located on a busy Kettering street, ensuring your property will be seen.
- Accompanied viewings.
- Once we find a tenant they are referenced and checked by Rent 4 Sure. Subject to them passing this check we will offer, through Rent 4 Sure, a rent and legal expenses warranty for landlords for in the region of £150 + VAT. This covers you should they not pay their rent or refuse to vacate.
- We provide you with a full inventory at NO extra cost and take a full set of photographs to make handover simple when the property is returned to you.
- We will prepare a tenancy agreement.
- We check your tenants into the property. Take all meter readings and have the utilities registered in the tenant's name.
- We check your tenants out of the property and ensure it is cleaned, with carpets and oven professionally cleaned.
- The monthly rental collected will be paid directly into your account or sent to you by cheque.
- We carry out three-monthly inspections and provide a report.
- We arrange for a gas safety certificate & energy performance certificate to be completed and remind you annually when its due.
