Home Information Packs (HIPs):
Since 2007, HIPs have been compulsory for the sale of all properties and have been designed to improve the buying and selling process. Each HIP contains all the necessary legal documentation pertaining to the sale of a property, an Energy Performance Certificate and, on occasion, a Home Condition Report.
For buyers, an HIP provides essential information about a property and it's energy efficiency. Sellers also benefit from a Home Information Report which can reduce the likelihood of 'nasty surprises' coming to light later on, delaying the sale of their property.
Home Condition Reports (HCRs):

Energy Performance Certificates for Commercial Properties:
Since 2008 it has been compulsory for all commercial proprties sold, let or newly built to have a current EPC. NBHI provide a fast, efficient service to businesses in Harwich and Manningtree and the surrounding areas.
A commercial EPC is based on a detailed model of the property and includes heating, air-conditioning & ventilation; the EPC provides a grading, carbon emission rating and running costs. and is valid for 10 years.
