RECENT NEWS.... Clearplan's director James Bryden was chosen to be on the expert design panel for the hit TV show Grand Designs exhibition offering at the London Excel centre. Work out a realistic budget from the beginning
This is particularly important if you are remortgaging or raising finance as under-borrowing may not allow you to finish the project whereas if you over-borrow you can pay it back. ClearPlan will prepare a breakdown giving you the costs for each element of the project and a cash flow plan so you can see the funds needed at each stage. It will also set out how everyone involved will get paid so that there is no misunderstanding as regards terms of payment.

Ongoing work
Once work has commenced, ClearPlan will:
Be on site every week to ensure the project is running to time and budget
Deal with any issues as and when they arise, liaising with all the relevant parties
Provide you with a fortnightly update which details:
What has happened that during that period
Any issues and what is being done to sort them out
Pictorial evidence of how the build is progressing
A Construction Programme and Cost Plan update so you can compare actual expenditure to the predicted spend, together with any amendments that have been made to the project and their impact on cost and time.
ClearPlan will also liaise with your local Council building department to ensure they are on site at the key stages of the build to ensure that it meets with the relevant planning permission and building regulations requirements.
Completion & Handover
Once the work has been completed, there is a 3 month period during called the "defects period" (unless a different period has been specified in the contract). During this time ClearPlan ensures that all final bills are agreed with each contractor, that the completion dates are in line with the contract and any handover documentation relating to goods or materials have been correctly compiled and completed.
Once the defects period has expired, and providing that any problems that may have occurred with the building works during this period have been attended to satisfactorily ClearPlan will make a final inspection and release the final disbursement.

Gyfres Farm is a Grade II listed farmhouse building, set in a greenbelt conservation area in rural Hertfordshire. The property is in 6.5 acres of land and in addition to its listed status restrictions, poses other challenges with protected wildlife species on site. The scope of this project is a complete renovation of the existing property, demolition and rebuild of an extension to produce a more sympathetic building finish and incorporating a new, full floor plan basement. Estimated cost of build is in excess of £1 million and time scale is 60 weeks.
