Why offer such as discount? Simple, they need you, their investment partner. The developer owns the land outright, the hotel company have signed contracts and are ready to run the resort, and the missing ingredient is you.
How it works
You pay £1000, which reserves a freehold unit and secures your purchase price, remember, up to 50% below market value. Then within 45 days you need to exchange contracts with a 30% deposit. We organise the deposit, secured or unsecured through our finance company and the monthly payments are guaranteed to be covered by the developer. This means that your monthly disposable income is not affected.
At this stage, the 30% contribution pays you your £1000 back and now you are into this investment for nothing. If we are unable to raise the 30% your £1000 is re-imbursed to you. Now, you can sit back and watch your profit and capital grow whilst your investment is being built. At any time, you can sell your freehold investment and benefit from the profits made, even before completion.
On completion, every one of our property investors will be offered a mortgage of 70% of the end value. Due to the fact that you would have purchased at up to 50% below market value, you can benefit from a tax free cash-back whilst still having a significant amount of equity left in your property. Not only have you now get a tax free lump sum of money and a large amount of equity left in your property, the developer will guarantee you a 10% rental income for 2 years based on your original purchase price.
In year 3, the developer will enter into a 50/50 split on all revenue generated by your property and this is where your £400 p/w* starts. Furthermore, you have the option to use your property for 30 days per year every year.
