Whilst carrying out Building Surveys in Somerset bristol and South Wales over the last six months I have found lots of nasties that my clients and I have to say their Legal teams had not picked up. These included:
# The house who didn't own the back garden decked terrace.
# The house with apparent parking on the front garden without local authority consent or vehicle cross over on the pavement
# A new house built circa 2003 but without any form of certification and therefore unmortageable. Client in this case was buying cash and this would not have been picked up anywhere else.
# A house with 3 extension. Searches came back 'no planning or Building control issues' This was because bno applications had beeen made and Local autority knew nothing aboout the extensions. No consents obtained and £15,000 to comply ith Building regs!
# House passed by mortgage valuer as no problems transpired followiing Building survey that it was tippping down a steep embankment with 50mm cracks covered over by the vendor.
In each of these cases the problems found were unlikey to have been found on the mortgae valuation or even on the intermidiate Home buyers report.
