We were looking for land in Suffolk to build a perrnanent home. We had registered with a number of local estate agents for details of either vacant plots or knock-downs and had registered with on-line sites, but could find nothing suitable.Living more than 130 miles away made location visits extremely time-consuming and we were getting nowhere fast, which is when we turned to Andreas Bonney at The County Homesearch Company. Within a month of instruction, he came up with several proposals, complete with videos and photographs, one of which we proceeded with. After our offer was accepted, Andreas kept in touch with both us and the vendor, provided introductions to architects and planners and helped move things along with his understanding of Land Registry procedures. We would not have found this site without the assistance of County Homesearch. Andreas was always available, always professional and courteous and always ready to assist with solicitors, the vendor and conveyancing hurdles.
We appreciate that giving you such a small search area made life difficult for you in meeting our 'wish list' and we can honestly say without you we would have been unlikely to have found this house in such a perfect location. We certainly couldn't have negotiated a purchase at this price against all the competition. Knowing about it before it came onto the market and being the only people to view was a major coup. We are very grateful for the time you spent on our behalf, and in particular for going above and beyond the call of duty in helping us with the sale of our old house whilst we were away on holiday. We weren't sure if using a homefinder was for us, but from the first time you sat down with us and went through things so thoroughly we have not failed to be impressed by your professionalism and dedication.
Andreas negotiated on our behalf, working tirelessly. He found us an excellent lawyer and managed to smooth out some alarming administrative problems expeditiously with the result that everything worked out as we hoped. He looked after us so kindly on the moving-in day too, even getting the Aga going and contacting trades people, sweep, and log man for us even as the furniture was being carried in.. We will always remember how far beyond our expectations he went in fulfilling his commission. This is our chance to thank him and to tell you that we made such a good decision the day we first contacted him.
After three months of searching we bought the first property that passed muster. However, we had grossly underestimated the real value of the service that came afterwards. Andreas had the house off the market, below the asking price within 24 hours. He then worked with the agent, the vendors, three groups of the solicitors, local planners and builders to resolve a horrible complex of problems arising from covenants on the property held by former owners; unpermitted development work; a renegotiation of the price following the discovery of broken beams in the roof and so on, and so on. All this he did seven days a week over more than two months with reassuring experience, charm, efficiency and determination; always available, focused, relaxed, reasonable, human. Without this kind of support there is no question that we would have given up and lost the place.
I truly don't think we would have been able to find a house in Norfolk on our own while we were both living and working in London. The five weekends we spend making trips up to see totally unsuitable properties were completely soul destroying and had made us doubt whether we were trying to achieve something that was impossible. Thanks to all the hard work you did we couldn't be any happier with the house you finally found us.
In October Andreas heard of a property that was coming to the market within a couple of weeks, that on the face of it ticked all the boxes. Andreas viewed the property the following Tuesday, followed by us on the Wednesday. It was everything we were looking for and we knew from our previous experience that there would be considerable interest. Andreas then negotiated with the agent on the purchase price but more importantly to keep the property off the market for a two-week period by way of a lock out agreement. Andreas arranged a solicitor, organised for the various checks and surveys to be carried out, and arranged for 2 builders to tender for the necessary works. In a nutshell he took a lot of, if not all of the hassles associated with buying a house. One further point just to underline the importance of keeping our property off of the open market was the response to an advert in the local propertv paper that had already been placed prior to our viewing the property and which could not be withdrawn. In the words of the Estate agent, "we were inundated with calls" when the advert appeared.
We came to you because we needed 'eyes and ears' in the area we wanted to buy, some 150 miles from home. When you first visited us you were confident that you would find properties for us that were not yet on the market, and our first hand experience is that this is exactly what you did for us. You identified over 60 properties that met our brief; your superb site reports and accompanying advice meant that the 7 properties we viewed over two visits were worthwhile prospects, and from these we are delighted to have secured our ideal property.
Andreas was excellent at understanding the brief and presenting to us, only those properties that fitted the specification. We therefore saw just two properties before Andreas identified the property we purchased, which had yet to come to the market. His attention to detail, advice and perseverancein finalising the equally protracted exchange and completion were invaluable.
