Home Buyers Report
The format for a home buyers report is stipulated by the Royal Institution of Chartered Surveyors. It provides a concise report concentrating on essential defects and problems that require urgent attention, and will affect the value of the property, following a detailed inspection. The purpose is to enable the buyer to
- make an informed decision on whether to proceed with the purchase
- assess whether the property price is reasonable
- provide advice before contracts are exchanged

Building Survey
A building survey provides a comprehensive survey of the property, giving a detailed view of its construction and condition. It is far more in depth than a home buyers report. It follows a detailed inspection undertaken in as much depth as possible. It also provides technical advice on any problems with the property and the remedial work required. A building survey can be tailored to individual requirements.

Valuation Report
Normally requested by a bank or building society, a valuation report does just that - provides a property value based on limited inspection and comparable completed sales. The purpose of a valuation report is to assess whether the property is suitable security for a loan; it is not a survey.

Energy Performance Certificates (EPCs)
Energy Performance Certificates (EPCs) are required when any building is sold or rented out. EPCs give information on a buildings energy efficiency in a sliding scale from 'A' (very efficient) to 'G' (least efficient). Every EPC also has a recommendations report showing how the homeowner could improve the rating. Only qualified, accredited Domestic Energy Assessors (DEAs) can produce EPCs for domestic properties. They analyse how homes are constructed, insulated, heated and ventilated, and the type of fuel used.
